Guest Terms and Conditions

Welcome to Umoja House!

We are thrilled to have you here as a part of our community, and we are committed to assisting you in your transition towards more permanent. At the Umoja House, we list our own rooms as well as those listed by members of the community. Both types of listings are subject to the same conditions and terms, as well as any terms outlined by the owner of the listing. 

Check-in and Checkout Policy

Standard check-in is 3pm on the day of arrival and check-out is 12pm on the last day of your booking. Times are subjected to change for external bookings. Please check with your listing owner for further guidance. The Umoja House is not liable for issues regarding check-in and check-out. 

Use of Premises and Conduct

Premise Usage: Rooms are solely for residential purposes and must not be used for any illegal, unlawful, or commercial activities.

Rules and Regulations: Guests must comply with all Umoja House rules and regulations. Violations may result in immediate termination and eviction.

Respect and Decorum: Respect towards other guests, hosts, and neighbors is paramount. Any form of harassment, discrimination, or violation of community decorum may result in termination of residency.

Security and Liability

Security: Common areas are subject to surveillance and walkthroughs for community safety. Guest rooms will not be entered without explicit permission unless in emergency situations.

Liability: Umoja House is not liable for loss or damage to personal property. Guests are liable for any damages they cause to the property.

Health and Safety

COVID-19 Policy: Guests must adhere to recommended health guidelines, including immediate notification to Umoja House management in the case of a COVID-19 diagnosis. We have COVID-19 test strips and HVAC fans on site at all times. 

Substance Policies: Smoking and the use of illegal substances are strictly prohibited in the premises. Any evidence of smoking or illegal substance will result in termination of residency.

Termination Consequences

Violations: Serious violations such as violence or threats may result in immediate termination of agreement, eviction, and legal actions if necessary.

Refund Policy: In the event of termination, any prepaid amounts covering post-termination periods will be refunded, and any unpaid dues will be settled as per the agreement. 

External Listings

a. External Listings: Umoja House may feature listings that are hosted by external owners or are managed by third-party services (“External Listings”). These may include, but are not limited to, services, rentals, classifieds, and events that are not directly controlled or operated by Umoja House.

b. No Endorsement or Affiliation: Featuring External Listings does not imply an endorsement or affiliation with these third-party services or external platforms. Umoja House does not assume responsibility for the accuracy, legality, or content featured in these External Listings.

c. Liability Limitation: Umoja House shall not be liable for any direct or indirect damages, losses, or injuries sustained due to the use, reliance, or engagement with these External Listings or third-party services. Guests engage with these External Listings at their own risk.

d. Transactions and Interactions: Transactions, communications, or interactions with External Listings are solely between the guest and the external service provider. Umoja House is not involved in, nor does it have control over, any transactions or interactions with External Listings.

e. Guest Responsibility: Guests are responsible for conducting due diligence, reading terms and conditions, and ensuring that their engagements with External Listings comply with applicable laws and regulations.

f. Disputes: Umoja House is not responsible for resolving disputes between guests and External Listings or third-party service providers. Any disputes or claims should be resolved directly with the respective service provider or platform.

Listing Owner Terms and Conditions

Welcome to Umoja House Listing Services! We are thrilled to have you as part of our community. Before you begin using our platform for services, rentals, classifieds, and events, please read these terms and conditions meticulously to ensure mutual understanding and agreement.

1. Description of Services

Umoja House provides a platform for users to list various offerings including, but not limited to, services, rentals, classifieds, and events (“Listings”). Each listing owner (“Owner”) is responsible for the accuracy, condition, and legality of their listings and offerings.

We also facilitate the payment process between guests and listing owners (“Owners”) for rental bookings, for which we receive a commission of 10%. 

2. Owner’s Responsibilities

Owners are solely responsible for their Listings, including ensuring that their Listings are accurately represented, lawful, and do not infringe upon the rights of third parties. Owners must comply with all applicable laws, regulations, and rules concerning their Listings. Owners are responsible for holding any insurance and licensing necessary for the rentals and services provided. 

3. Limitation of Umoja House’s Liability

Umoja House shall not be liable for any loss, damage, injury, or claim nor any direct, indirect, incidental, punitive, special, or consequential damages of any kind, whether based in contract, tort (including negligence), strict liability, or otherwise, which arises out of or is in any way connected with (i) any use of this service or content found herein, (ii) any failure or delay (including, but not limited to, the use or inability to use any component of this service for listings).

4. Payment Facilitation

For rental and service bookings, Umoja House will facilitate the payment transactions between guests and Owners. Owners acknowledge and agree that such transactions are bound by our Payment Terms, as well as applicable laws and regulations.

5. Commissions

Umoja House will receive a commission for each completed rental booking facilitated through our platform. The commission rates will be communicated to Owners and are subject to change at Umoja House’s sole discretion.

6. Indemnification

Owners shall indemnify and hold Umoja House harmless against any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with their Listings, use of our services, or violation of these Terms.

7. Termination

Umoja House reserves the right, in its sole discretion, to terminate or suspend any Owner’s access to the services without prior notice for violating these terms or any applicable laws or regulations.


Acknowledgment and Acceptance of Terms By creating a Listing on Umoja House, Owners acknowledge and agree that they have read, understood, and agreed to comply with these terms and conditions.


These revised terms include clauses related to payment facilitation and commissions and clarify Umoja House’s limited role and liability in the transaction process. It’s always advised to consult with a legal professional to ensure that the terms are comprehensive and offer maximum protection to Umoja House.

Governing Law

This Agreement shall be governed by the laws of the State of Michigan. Anyone seeking legal action against Umoja House as a result of using this platform or our services must do so in the State of Michigan.
